The Property Manager
If you've found a property from our Property List and you're ready to apply, there are 3 ways.
1. Stop by our office and apply. We're located at 6503 South Elm Place, Broken Arrow OK 74011
2. Download our Application Form print it off. Mail (6503 South Elm Place, Broken Arrow OK 74011), Fax (918.258.2074) or eMail (contact@thepropertymanager.com) it back to us.
3. Fill out the contact form below. After we receive your information we will mail/fax/email you our lease application.
About the application process
Cost is $35 for an individual applicant, $50 for a joint application (any persons over the age of 18 years that will reside in the property must have a completed application on file). The payments should be made payable to: The Property Manager in the form of a cashier's check or money order ( no personal checks or cash accepted). We will verify your previous rental or ownership history and employment/income (please provide your 2 most recent paycheck stubs), process a credit report and background check. You must also include copies of your current driver's license/passport. This process can take 24 to 72 hours to complete.
In order to reserve the property you select we require half of the security deposit (payable in a cashier's check or money order). This will hold the property for no more than 3 weeks. If you are approved and decide that you have changed your mind, etc., the security deposit and application fee are non-refundable. Should you have a pet, the pet deposit and non-refundable pet fees vary depending on the type of animal you have. There are canine breed restrictions, please inquire with your leasing associate regarding those restrictions.
The balance of your security deposit is due upon lease signing along with the first full month's rent (cashier's check or money order only). The security deposit and pet deposit can be combined in one cashier's check/money order and the first month's rent and non-refundable pet fee must be combined in another cashier's check/money order.
